There are a few different ways to buy properties and I'd like to avoid the auction if at all possible. Has anyone had success buying properties before the tax deed sales in California? Is it even legal here?

It is a creative and effective strategy to seek out distressed property owners before the auction to make investments. Not only does it rescue the property owner but it's a great opportunity for you to avoid the county and make good investments. It's a similar strategy to pre-foreclosures.

What will make it tricky is getting the list early enough before the auction. The other thing you should consider is the property owner. Don't bang on their door excited to make a buck while they're inside waiting for the repo man. you have an opportunity to help them out and to be successful you need to treat it that way. You will make sufficient money if you do it right.

It isn't allowed in some states but not too many. I would check with the county in which you plan to invest before taking action. They may never find out about your activities but if it isn't allowed then you may get in trouble.
