Creative Real Estate Investing

Let's take a look at the importance of creative real estate investing and the affects it can have on our lives.  At the start of the New Year, many people take a look at the past year, assess its events, and make plans for the next year.  That's not a bad idea.  So what happened this past year?  Our country continues to suffer one of its greatest financial crises in its history.  We elected another politician as president to lead us out of the crisis.  Foreclosures reached a historic high.  Let's talk about that for a second.

There has never been a time where more foreclosures were present in the market.  Of course the banks handed out thousands of sub-par loans, but let's examine why the opportunity arises for the creative real estate investing strategy that we specialize in.  Consumers are afraid to spend money.  We've become more risk averse and tend to save rather than spend.  Because of this new habit, many businesses have gone out of business or have lost business.  Jobs have been lost and less money has been made.  This affects each of us.

Because Americans are making less money, fewer bills are being paid.  One of the first bills we skip is our property tax.  The county penalizes the property owner who fails to pay their property tax with an interest rate penalty or a flat penalty amount.  The county doesn't care about that penalty, though.  They just want the delinquent tax amount.  They offer that penalty amount to investors if the investors give the county the same amount owed by the property owner.  The investor then receives their initial investment back plus the penalty amount upon the redemption of the tax lien certificate.

There are also ways to take ownership of the property or to buy the property at the start for discounted prices.  These prices are typically much lower than bank foreclosure prices.

If you don't agree that this is a creative real estate investing strategy then you've lost your mind.  Despite this country's financial crisis, millions of dollars can be made through creativity, positivity, and resilience.
