Avoiding Tax Lien Auctions

Many investors prefer investing through tax lien auctions, but much more tax lien investors prefer to avoid it. Tax lien sales can be tedious and frustrating because in many cases you’re not in complete control. You’ve made a lot of preparations for tax lien auctions, you know which tax liens or tax deeds you want and what price you want them for, and in many cases it doesn’t work out as planned. The good news is there are ways to take advantage of the tax lien and tax deed opportunity without actually attending tax lien sales or purchasing through the county.

A recent student discussed buying a tax lien certificate in Missouri. Once the one year redemption period had expired she worked with an attorney to begin the process of taking the tax lien to deed. While doing so she found out a third party was negotiating the purchase of the property from the homeowner. The purchase took place and the new property owner paid the delinquent taxes plus applicable fees and interest. The student got their money back plus interest but missed out on the property. Through this experience the student made a discovery. There’s another way to purchase tax deed properties for pennies on the dollar and avoid the county.

Even though a tax lien investor may own tax lien certificates, we see that is possible for a creative real estate investor to swoop in and take ownership of the property. If the tax lien investor only wanted to make a fair return without taking ownership of the property then this was a perfect scenario. But if the investor wanted to take ownership of the property at the end of the redemption period then this was the worst case scenario.

So the opportunity presents itself for aggressive tax lien and tax deed investors to get into property without dealing with tax lien auctions.
