Two years ago we held a tax lien tour in Texas. We like Texas; it's a great place to invest. It is a fairly unique place in that the county outsources the sale of tax deed properties to an attorney's office kitty corner from the county building. Don't let that scare you, though. Sometimes that's even better than the county taking care of tax deed sales. We met some students in Houston and spent a few days going over tax deed and lien investing, researching properties there in Houston, and evaluating tax deed properties. We love taking students out on location to research and invest because it is an eye-opening experience for them every time. Even the most excited student will have doubts about being able to get properties at low prices through the tax auction. It's understandable and we don't blame them. But it's fun to show them the light.
We researched a list of properties available for sale at tax deed sales and grabbed a dozen that we wanted to check out in person. We found some incredible properties. My favorite investment property from that trip was a single family home that sat about 30 minutes outside the city. It was obviously abandoned and needed some work including new roofing, exterior paint, lawn work, and some interior repairs and replacements. We estimated those expenses to total around $10k. The good news was the house was in the middle of a neighborhood full of well-kept homes of about the same size and build. The neighbors cared for their houses, had clean houses, and neat yards. Our subject house stuck out like a sore thumb. Was that okay? Yep, we weren't looking to move into the house. It was a potential investment property. The houses around it appraised for approximately and the subject investment property was listed for $10k. The margins were very good. If we picked up the house for $10k or even $20k we had many options. We could have flipped it to another investor who specializes in fixing and selling or we could have fixed it ourselves and sold it for more or rented it for cash flow. Lots of options and that one property would have made a trip to Houston worth our while.
