As more and more people are interested in becoming a real estate investor and specializing in tax liens and tax deeds we, of course, see more competition. We've never been too worried about this, though, as there are thousands of counties to invest in, millions of tax lien certificates, and millions more of properties available for pennies on the dollar. But, for many people, competition is a concern so we want to address it here.
If you're looking to avoid competition or crowds at tax lien sales then the first thing you should avoid is a large city or metropolitan county. For example, Miami-Dade is a popular place and will tend to see much more competition than Lee County. Cook County in Illinois has always been one of the most competitive counties to invest in but this may soon change as their looking to sell their tax lien certificates online through online Tax Lien Auctions. We'll see how that changes its sale soon. The point is that if you would like to avoid competition then avoid large city counties like Miami, Chicago, Los Angeles or New York. Check out suburb counties or even more rural than that.
The other thing to consider is you will have find a lot of competition if you're only interested in buying property or tax lien certificates that are the pretty single family home with a white picket fence. Those are hard to come by when investing through the county. Look at land, building lots, commercial property, etc. and be creative. Don't be stupid, but consider each investment and possible ways to make money and make a wise decision. If the numbers work, the property can be sold/rented/flipped/fixed and sold, it meets your criteria, and you can make a satisfactory profit then pursue it. If not, move on.
We've researched lists in Phoenix, Arizona, which is a large city and typically would have a lot of competition. Even with what would be considered a lot of competition there were more properties to invest in that met our criteria than we could buy. Don't be discouraged by competition. Continue on and if the market is overplayed then move on to a new investing location.
