Don't Judge a Tax Lien List or County by Its Cover

A couple years ago we were holding a tax lien tour in Florida. (A tax lien tour is a trip we take with a handful of students to a potential investing location. We teach, research, and buy if the right opportunity arises.) We had gone a couple days before the students arrived to get some updated information, do our own research, and prepare for the group. We went to the county building to retrieve an updated list of tax lien certificates available for purchase at that very moment. We were a bit discouraged when the list showed only about 50 properties. Based on previous tours and investing elsewhere that lists seemed a bit short.

We presented the list to the class and some of the students had similar responses but we continued on. We began researching those tax lien properties, examining key features and comparing them to our investing criteria. We, along with the class, were surprised and excited to find that of the fifty properties over 15 met our high-set investment criteria and ever more surprising was that most of those properties were still available for purchase at that moment. We took the students to each one of those tax sale properties and examined the investment, showing the students how one might evaluate an investment. Almost every one of those available properties was a great investment for a tax lien investor.

This was an excellent lesson to both us and the students that you shouldn’t judge a tax lien list or county by its cover. There is opportunity on the large lists of tax liens as well as the short lists. There is opportunity in your county as well as mine. All you need to do is take action and try it out.

Another cool thing about Florida is that there is a penalty of 5% to the property owner if they redeem within 90 days of the purchase of the tax lien certificate. That means that when you by a tax lien in Florida you will get 5% on your money no matter what. If that redeem in a week you still made 5%. That’s an incredible return.
