Real Estate Property Listings

One of the biggest obstacles faced by new investors comes right in the beginning of their investing experience; where do I find the real estate properties?  This can be tricky.  Of course, it depends on the strategy you're pursuing.  The bank deals with foreclosures, REOs, and other bank owned real estate listings, so your primary source is a bank or an institution hired by the bank to handle their properties.  But let's focus on the strategies that we specialize in at No Risk Investor.

Real estate property listings that are available for purchase through Tax Deed Sales are a little bit trickier to find than many other property listings because the county handles tax deed properties.  If you haven't ever been to a county building I recommend you do so. Go to the office that handles delinquent property taxes and begin a dialogue with the workers there.  Some counties are archaic not even having a website.  Those counties have dusty, old books on shelves listing the delinquent properties.  Call me dorky for this reference, but it reminds me of a library you might find in Harry Potter.  You open the book and have to blow the dust off the pages to read what is written.  Other counties are up to date, have detailed websites, and are easy to work in.  These counties are a little tougher to find.

Don't be discouraged, though.  There are ways to easily get these real estate property listings. Phew...

Luckily there are people out there in the tax deed and tax lien investing community that realize the value in having these real estate listings easily accessible.  These people have gone out and retrieved these lists and continue to retrieve updated lists.  They often charge a small fee to have access to these lists, though.  Think like an investor!  What will that fee get me?  I get access to lists and properties all over the country making it possible to make my millions.  I think it's a great investment.  I'd rather just get into a website where all the lists are compiled than call the front desk at the county building and talk to a minimum wage worker that doesn't care if I'm successful or not.  Sorry for the stereotype...
